Splash and play in the luxurious saline pool, the largest, deepest and newest one in town, with tanning ledge, beautiful micro black pebble flooring and oversize spa. Enjoy quiet and privacy in this resort-like setting. Then, in the evening after a wonderful alfresco dinner, all your guests will be amazed at the panoramic sunset views. Some will want to stay out by the gas fire table, relax in the spa and take in an all-enveloping night sky. Others will come in to watch a movie on the 85” smart screen or play games with plenty of seating for everyone. And yet others will go out on the town and enjoy the nightlife just 15 minutes away in downtown Palm Springs.

The flexible floorplan has a private office that provides additional sleeping areas on a luxurious queen daybed and twin trundle. This office and the eastern bedroom with queen bed plus flat-screen tv provide a quiet corner for naps, work breaks or time to yourself. The Primary Bedroom opens to the lanai, has a California King bed, 55” flat-screen tv and en-suite spa bath with soaking tub, stand up shower, double vanity and private water closet. The elegant cabana room has a twin daybed with twin trundle and panoramic views of the pool and mountains. The kids room has two triple bunk beds and a fun mountain mural and is in a corner all to itself. All bedrooms have blackout shades or drapes and A/C.

With over 10,000 sf of indoor and outdoor entertaining area and an open floorplan, everyone will find space to spread out and room to come together.

From OCT 1 - APR 30, pool heat is included in rates. There is no need to request pool heating. The pool is heated up to 87º and runs 7A-7P. If you would like pool heat outside of these dates, there is an additional $50/day. These fees will be requested after booking confirmation, but prior to your arrival.

Hot tub heating is available at the home and activated using a remote. The hot tub is not pre-heated before arrival.

Additional Policies & Rules
-No outdoor music. Doors must be closed if playing music within the house.
-100% quiet hours outside from 10pm-8am
-Two (2) noise complaints shall result in an immediate eviction
-No smoking inside home
-Renter must be 25+
-Sorry, not Pet Friendly ($500 fine will be assessed for bringing any pets into this property)
-City Ordinance requires guests to sign a Ryson "Terms and Conditions" form and provide your ID to Ryson prior to your arrival.

BY BOOKING THIS HOME YOU INHERENTLY AGREE TO THE FOLLOWING WAIVER:

SWIMMING POOL & HOT TUB ASSUMPTION OF RISK, WAIVER AND RELEASE OF ALL CLAIMS ("Waiver & Release")

In utilizing the swimming pool, hot tub, pool slide, pool toys, floatation devices and pool amenities ("pool"), you will be expressly assuming the risk, legal liability, waiver and release of all claims for injuries, damages, loss or death which you, your family members, guests, invitees and licensees (collectively, "Pool Area Users") might sustain as a result of utilizing any and all amenities connected with and associated with the pool.

I and the Pool Area Users agree to abide with the rules of the pool ("Pool Rules"). I understand that the owner, its Officials, directors, agents, employees, volunteers and Representatives (collectively, "owner") retain the right to restrict access to the pool for the failure of any person to comply with the Pool rules.

THERE ARE OBVIOUS KNOWN DANGERS INHERENT IS SWIMMING ACTIVITIES. FOR EXAMPLE:
PHYSICAL INJURY, AND IN SOME CASES, DEATH.

I. INDEMNIFICATION AND RELEASE OF LIABILITY
In exchange for the Owner allowing me to voluntarily utilize the pool, I understand and agree to: ASSUME AND ACCEPT ALL RISKS arising out of, associated with or related to my and the Pool Area Users' Use of the pool, even though such risks may have been caused by the negligence of the Owner;

2. BE SOLELY RESPONSIBLE FOR ANY INJURY, LOSS OR DAMAGE which I and the Pool Area Users may sustain while using the pool, even though such injury, damage, loss or death may have been caused by the negligence of the Owner;

INDEMNIFY AND HOLD HARMLESS Owner from any and all claims, demands, actions, liability or costs, Including attorneys' fees, which might arise out of my or the Pool Area Users' use of the pool, even though such claims, demands, actions and costs may have been caused by the negligence of the Owner.

a) has the effect of releasing, discharging, waiving, and forever relinquishing any and all actions or causes of action that I may have or have had, whether past, present or future, whether known or unknown, and, whether anticipated or unanticipated by me, arising out of my or the Pool Users' use of the pool;

b) constitutes a complete release, discharge and waiver of any and all actions or causes of action against Owner;

c) applies to personal injury, property damage, or wrongful death which I and the Pool Area Users may
suffer, even if caused by the negligent acts or omissions of others;

d) is an affirmative representation that I am assuming full responsibility for any and all risk of death or personal injury or property damage suffered by me and the Pool Users while utilizing the pool; and
e) is binding on me, my spouse, my heirs, my personal representatives, my assigns, my children and any Guardian ad litem for said children.

I. ACKNOWLEDGEMENT

I acknowledge that by using the pool I have read this Waiver & Release and that I understand the words and language in it. I further understand that this waiver &release is intended to be broad and inclusive and governed by the laws of the state of California, and I agree that if any portion is held invalid, the remainder of the Waiver & Release will continue in full legal force and effect. I further agree that the venue for any legal proceedings shall be in the County of San Bernardino, State of California. I have read and fully understand the above important information, the potential dangers incidental to using the pool, the warning of risks, assumption of risk and Waiver & Release of all claims, and I voluntarily choose to use the Pool.

Swim at your own risk
Babies & toddlers must wear swim diapers (Amazon delivers!)
Children & youth must be actively supervised
Do not use slide while intoxicated
If you feel faint, exhausted, nauseous or light headed exit the pool or spa immediately
