Terms and Conditions

DEPOSITS & FEES
50% is due at the time of booking. We accept Visa, MasterCard, and personal checks. The final 50% balance is due 30 days prior to arrival. If a credit card is used, the balance will automatically be charged to the card provided UNLESS Ryson Management is informed of an alternative method of payment PRIOR to 30 days of arrival. All reservations require a 5% credit card/booking fee (that you will see noted as a processing fee).

Paper checks must be mailed and received 30 days prior to arrival. A representtive will contact you in order to put a credit card on file. This card will be charged for any balances that the paper checks do not cover. Due dates for payment will be outlined in the confirmation sent at time of booking.

A $39.00 Accidental Damage Fee will be collected for any rental property. This fee covers up to $500.00 worth of accidental damage to the property. Any damage that exceeds $500.00 will be handled as a separate charge to the tenant. This fee is non-refundable. 

If you're staying at one of our dog friendly homes and bringing your dog(s) on vacation, then a $50 fee (per dog) will be applied to your reservation. This fee is non-refundable. If you bring a dog and don't pay the Dog Fee then your credit card will be charged a $250 fine.

CANCELLATIONS
Cancellations occurring at least 14 days prior to arrival will receive a 50% refund less a 5% booking fee and a $150 cancellation fee. All rental monies shall be forfeited for cancelations less than 14 days prior to arrival date. Please note that there are no exceptions to the cancellations rules due to unfortunate circumstances such as weather, illness, medical emergency, or death. We strongly encourage you to purchase travel insurance, for further details please see below.

TRAVEL INSURANCE
Ryson Management highly recommends that all guests purchase travel insurance to protect potential cancelation costs. Travel Insurance can be purchased through Rental Guardian Travel Insurance.

CLEANING
Cleaning fees are charged for all rentals. There is no cleaning service included during the rental of any property. If the guest wishes to have cleaning services during their stay, the option is available during the booking process. Ryson Management will also be happy to make such arrangements at a later time at the expense of the guest.

NECESSITIES/AMENITIES
Ryson Management will provide a starter kit of supplies for each property (soap/shampoo, toilet paper, paper towels, detergent, etc.). Any additional supplies are the financial responsibility of the guest.

All properties are also equipped with a washer/dryer for guest usage during your stay. Some condominium properties have a community washer/dryer versus being inside the unit. Please inquire as to your specific property.

TAXES
City Transient Occupancy Taxes are not included in nightly rates. A separate line item at the time of booking will indiciate the appropriate tax. If you qualify for a tax exemption due to the length of the stay, the tax will be excluded from your reservation total.

ACCESS
Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

SMOKING
Smoking is allowed outside only. All windows and doors must be shut while smoking outside.

OCCUPANCY
You must be at least 25 years of age to book a property and to occupy said vacation rental property for any taxable rental. Each property has a maximum occupancy, generally two per room (sometimes plus 1 or 2 with a sleeper sofa). Undisclosed guests will result in loss of rental fees paid and all guests being evicted. Guests that disturb the peace and quiet of neighbors will be evicted with no refund of rental fees paid. Ryson Management is not responsible for accidents, injuries, loss of money, jewelry, or valuables of any kind.

GENERAL
By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

PETS (SORRY, NO CATS)
Dogs are permitted only with prior approval and the by following the rules of the Pet Addendum.

HOUSEKEEPING
There is no daily housekeeping service. Your reservation includes a departure cleaning that is mainly to clean, disinfect, and rest the property for the next guest. Please pick up after yourself and dispose of all trash in provided containers.

POOL LIABILITY
The use on the pool or hot tub at single-family residences are at the sole risk of the guest. The property does not provide a lifeguard and safety rails/gates are not present at all homes. Most properties have door alarms that can be activated during your stay that will sound when a door leading to the pool is opened.
